The Dallas skyline is poised to get a new ingredient: a 35-story residential tower with art-and-commerce views of the nearby Dallas Arts District and the skyscraper-packed central business district.
Switzerland-based investment management firm Empira Group plans to break ground on the tower later this year, with delivery in 2026.
The tower, at 711 N. Pearl Street, will offer 370 market-rate apartments with a mix of studios and one-, two- and three-bedroom layouts, each with its own balcony. Up top, eight “exclusive” penthouse units will offer panoramic city views.
Ninth-floor pool with city views, an art makers studio, ground-floor retail, and more
A ninth-floor amenity level will feature a pool with city views, an indoor/outdoor fitness center offering a “holistic wellness experience,” a co-working area, an art makers studio, and a resident’s lounge, according to Empira.
Nearly 9,000 square feet of ground-floor retail will be leased to snag the attention and patronage of passersby. What about parking, you say? A seven-level parking garage with 515 spaces is slated to handle that.
Promising a ‘welcoming streetscape’
Pedestrians perusing the building, once it’s complete, will find no ordinary sidewalk at its base. Empira says a wide sidewalk with “robust landscaping” will create a welcoming streetscape that “seamlessly integrates” the property into the Dallas Arts District.
The firm said that countless shops, restaurants, parks, and businesses are within walking distance of the planned building, providing “a desirable living and working experience.” The site is 0.3 miles from the Dallas Museum of Art, and a stroll away from the AT&T Performing Arts Center, the Margot and Bill Winspear Opera House ,and the Meyerson Symphony Center. The nearby Dallas Arts District is the largest contiguous urban arts district in the nation, Empira noted.
News of the project is yet another sign that downtown Dallas is increasingly becoming a residential neighborhood. Part of that trend is a transformation from office to apartments. Last summer, a report by RentCafe put Dallas in the Top 10 of U.S. Cities for future apartment conversions, mostly in downtown.
