Madewell Spaces—a 50,000-square-foot warehousing, retail, office, and coworking space—is heading for a soft open on August 1 in Bent Tree Plaza at Midway Road and Trinity Mills Road in Carrollton. The team behind it aims to help the “missing middle” of small businesses who’ve grown out of their homes and garages, but aren’t ready for a warehouse of their own yet.
“Built by entrepreneurs for entrepreneurs,” Madewell Spaces is taking shape on the site of the former Venetian Movie Bar & Grill, which has been extensively redeveloped to create the venture. It will offer warehouse spaces ranging from 200 to 3,000 square feet—along with “accessible storefront retail spaces” providing high-traffic opportunities for small businesses.
Amenities will include a fully equipped creative studio, a dedicated shipping and receiving concierge, complimentary beverages and snacks, event space, storage, and a comprehensive range of business development programs, according to the developers.
An official grand opening is slated for September. Located near the Addison border, the new venture is located in Bent Tree Plaza.
Launched by Plano’s Madewell Companies and Dallas’ Web City Properties
Madewell Spaces is being co-launched by Plano-based Madewell Companies and Dallas-based Web City Properties.
The partners in the project have taken their own entrepreneurial journeys to get where they are to bring it about.
Madewell Companies is a real estate development and investment firm founded in 2018 by Joon Choe and Mohammad Qasim.
“They’ve done a ghost kitchen and had their own restaurant, done build-to-rent products, flex space development, and other projects,” Jordan D’Silva, CEO of Web City Properties, told Dallas Innovates. Madewell is handling the project’s development side, while Web City handles the operations side.
Web City Properties is a real estate investment and management company founded in 2005 by John D’Silva, an Indian immigrant who worked in the industry for over 40 years before passing away in 2020. Today his son Jordan is the company’s CEO, carrying on his father’s legacy by helping to run an immigrant business incubation program targeting first-generation business owners.
D’Silva is also head of operations for Madewell Spaces.
Entrepreneurs ‘helping other entrepreneurs’
“We see this as more than a real estate transaction,” D’Silva told us, speaking for Madewell Companies’ founders as well. “It’s something we feel really passionate ourselves. We come from an entrepreneurial background and want to help other entrepreneurs.”
“With this project, we hope to meet the needs of the missing middle of business owners who are too big to run their business out of their house or garage—but too small to afford a warehouse of their own,” D’Silva added. “We’re giving you all you need to help your business scale, and ultimately our goal is for you to graduate out of this space because you’re so big you don’t need us anymore.”
Madewell Spaces plans to offer flexible lease terms and says it’s “committed to fostering growth and collaboration for businesses of all sizes.”
