Completing The QUAD: Mixed‑Use Project Delivers in Uptown Dallas

Branded by Stream Realty Partners as "a different Dallas," The QUAD features a 12-story office tower said to be "the smartest building" in the city, along with five standalone retail structures. One of the site's many amenities: "the largest indoor high-resolution digital art installation in Texas."

The QUAD, a mixed-use development in the heart of Uptown Dallas, has had its long-awaited ribbon-cutting as a home for innovative companies and a destination for area foodies who’ll try out its seven dining options, announced Stream Realty Partners.

Stream, a Dallas-based national commercial real estate firm, has already signed four tenants who’ve snagged 115,000 square feet of the 345,425-SF smart tower at 2699 Howell St. They include Chicago-based Revantage, a Blackstone Real Estate portfolio company; Portland, Oregon-based M Financial; Chicago Title; and Berkshire Residential.

“The delivery of The QUAD represents a significant milestone for Stream and underscores our commitment to creating innovative and highly amenitized spaces in prime areas like Uptown,” Stream Executive Managing Director and Partner Ramsey March said in a statement. “We’re thrilled to introduce this exceptional development to our hometown market.”

Aiming to be a destination as active outside as it is inside, The QUAD features more than one acre of “activated” open space, including an urban lawn and The QUAD Club—a penthouse amenity center offering a rooftop terrace with “stunning views” of the Dallas skyline, as well as a full-service bar, lounge, and conference center.

A lot of thinking also went into how “smart” the office tower would be. Stream says The QUAD will be “the smartest building in Dallas” and the first in the city to achieve both WiredScore and SmartScore Platinum ratings.

Stream’s biggest investment in Dallas

At the project’s groundbreaking in 2022, Mike McVean, one of Stream’s co-founders, explained why his company was setting the bar high for The QUAD.

“We place a high degree of intensity on anything we do in Uptown because it’s integral to our reputation as the largest home-grown commercial real estate service provider in Dallas,” McVean said at the time. “The QUAD is the largest single investment we’ve ever made in Dallas. If you’re not a big player in the urban core of your home market, then you’re not a player.”

Dining options: from Thai street food to a ‘dock-to-table’ concept

The QUAD will feature seven on-site dining options, including Two Hands, an “all-day café”; LDU, an Australian coffee bar; Written By The Seasons, a Dallas-based farm-to-table restaurant; DOMODOMO, a chef-driven “dock-to-table” concept; Mamani, a modern European fine-dining restaurant; Crushcraft, a Thai street food concept; and Bread Club, an upscale bakery.  

“The amenities at and around The QUAD give us the freedom to enjoy a meal with clients, go to a team happy hour, or hit the gym—all at our doorstep,” tenant Clark Pulliam, director of operations/counsel at Chicago Title, said in a statement. “Its central location and accessibility to major thoroughfares make it an ideal choice for our employees.”

Revantage’s global head and CEO, Matt Demonte, called The QUAD “the perfect fit for our employees with its best-in-class sustainability, smart building features, and state-of-the-art amenities.”

His company’s roughly 12,000 square feet at The QUAD space will accommodate Revantage’s current Dallas employee base and the hiring of local talent for planned growth, as we noted in March 2023.

“Dallas offers a dynamic talent market for our expanding North American presence, and we’re thrilled to plant roots in the city’s vibrant Uptown neighborhood,” DeMonte said in 2023. “We look forward to growing in Dallas and becoming an active member in the community.”

The QUAD was designed by Dallas-based OMNIPLAN Architects. Dallas-based Austin Commercial was the project’s contractor.

The QUAD’s development team includes Stream Senior Director Brad Dornak, Senior Director of Design and Construction Jerry Mays, Director of Design and Construction Blake Bell, and March. Stream SVP Ryan Evanich and VP Marissa Parkin handle leasing for the property.
