Report: North Texas Had 3 of 2023’s Hottest ZIP Codes for Home Buyers

From the Panther City to towns east of Dallas and northeast of Denton, three local ZIP codes were among the "neighborhoods where people bought homes the fastest in 2023," according to Opendoor.

In a year of high mortgage rates and sellers on the sidelines, 2023 wasn’t exactly a hot year for real estate. But some ZIP codes were a lot hotter than most for home buyers, and three of them were right here in North Texas.

That’s according to a new report from Opendoor called “2023’s Hottest ZIP Codes—and Hidden Gems.”

In last year’s cool market, around 3.79 million homes still got sold, the report notes. Opendoor spotlights 20 ZIP codes across all its U.S. markets featuring “neighborhoods where people bought homes the fastest in 2023.”

“Homes purchased in our top neighborhoods reflect the desire of homeowners to head to towns with convenient amenities instead of the congestion of bigger cities,” Opendoor writes, with many buyers seeking “convenient locations and turnkey homes.”

Out of 20 ZIP codes on the list, half includes “a number of Texas neighborhoods, followed by neighborhoods in Florida, the Carolinas, Georgia and Oklahoma—all states where the cost of living is below the national average, the report adds.

Hottest North Texas neighborhoods

So which local ZIPs made the list? 75126 in Forney east of Dallas is ranked No. 6, followed closely at No. 7 by 76227 in Aubrey, a town northeast of Denton. Fort Worth’s 76179 makes its mark at No. 10.

Two Texas ZIP codes topped the list, with 77433 in Cypress ranking No. 1 and 77493 in Katy ranking No. 2. 

Methodology

Top ZIP codes were identified by analyzing data from the local Multiple Listing Services where Opendoor Brokerage operates. ZIPs were ranked by total homes which went into contract within 90 days of listing in 2022, the company said.
