Pickleball in a downtown Dallas high-rise? You bet.
The Wellness Floor has been completed at Peridot Residences, a 291-unit luxury multifamily conversion that occupies 14 floors in downtown Dallas’ Santander Tower, Pacific Elm Properties announced.
The Wellness Floor is on the 33rd floor of the 50-floor tower. It features such amenities as a Pilates studio, spa-grade saunas, sports lounge, and an indoor pickleball court—said to be “the first of its kind” in a luxury high-rise.
Dallas Innovates first wrote about the Santander office-to-residences conversion project in 2022.
“In developing Peridot, we knew that taking advantage of the existing office floor plate to introduce unparalleled amenities would serve as a key differentiator from other high-rise multifamily projects in the Dallas region,” Pacific Elm founder Jonas Woods said in a statement. “In collaboration with Mintwood, our development partner, we developed an innovative strategy that emphasizes the well-being of residents while finding a creative solution to common challenges faced when converting office to residential.”
Part of the tower’s adaptive reuse vision
The floor is part of the building’s broader adaptive reuse vision, which saw the conversion of former office spaces into luxury residences.
“Anchoring Peridot with distinct amenities has proven to be the right approach to add value for residents,” Katy Slade, founder and principal at Mintwood, said in a statement. “We saw this project as an opportunity to bring a dynamic, best-in-class living experience to Downtown Dallas, and with this latest milestone, we are right in line with that goal.”
The company said that Peridot offers “unrivaled access” to city living and a diverse mix of retail, dining and entertainment.
In addition to the Wellness Floor, Peridot includes a resort-inspired pool deck with poolside food and drink service, a private outdoor fire pit and grill area, Tower Club access, a state-of-the-art fitness center, rentable private offices and storage units, a game lounge, and more.
Peridot offers one- and two-bedroom units ranging in size from 600 to 1,500 square feet.
Dallas-based WDG Architecture was the architect for the project and Swoon the Studio provided interior design services. Adolfson & Peterson was the general contractor.
