X Marks the Spot as Uptown Dallas’ Tallest Tower Opens

From the park to the penthouse, 23Springs brings new views, new dining, and new space to Uptown. The Dallas district’s new development with its double X-braced tower opens more than halfway leased.

23Springs has arrived. The new 26-story tower from Plano-based Granite Properties and Highwoods Properties (NYSE: HIW) rises over Uptown Dallas with wraparound views, a street-level park, and two destination restaurants coming soon.

At 641,563 square feet, it’s among the largest office developments in Uptown—and according to Granite, the tallest—with 63% pre-leased.

The Class-AA project, which broke ground in 2022, includes a 625,215-square-foot tower, two freestanding restaurant buildings totaling 16,348 square feet, and a half-acre park at one of Uptown’s busiest intersections, Maple Avenue and Cedar Springs Road.

A leasing head start

Bank OZK is both the construction lender and the lead tenant, taking five floors and opening a ground-floor retail bank. “It has been a pleasure partnering with Granite Properties to help bring an architectural achievement like 23Springs to life,” Bank OZK President Brannon Hamblen said in the news release. 

Sidley Austin LLP will occupy the top floors, joined by Savills and other tenants in law, finance, and real estate.

Two freestanding restaurant buildings are leased to Wish You Were Here Group, a hospitality brand known for design-forward, travel-inspired venues with a global sense of place.

At 23Springs, they’ll bring Élephante, an upscale coastal Italian restaurant whose Santa Monica location was recently featured in Secret Los Angeles’ roundup of the city’s best rooftop bars. The Dallas location will open in early 2026.

Little Ruby’s Café, an all-day Australian café, will debut later this year.

A third restaurant space is not yet leased.

Dallas Mayor Eric L. Johnson welcomed the project as “an innovative new office development” that adds green space while reinforcing Dallas’ position as “a premier business and financial center.”

23Springs, designed by GFF with construction by DPR, wears its double X-brace columns like a signature—opening up the floors inside and offering 360-degree views of Uptown and Downtown Dallas. Six levels of parking sit out of sight underground, leaving the street level to the park and the people.

“We’re excited to deliver a new neighborhood destination with an iconic office tower, restaurants, and a vibrant park in Uptown Dallas,” said Paul Bennett, Granite’s senior managing director. “This project is focused on maximizing productivity, comfort, and connection through a unique set of collaborative spaces and amenities.”

The two-story lobby takes a hospitality-first approach, with a coffee bar and seating areas suited for informal meetings. Inside, tenants have access to a lounge with a golf simulator, a large conference center and boardroom, a 4,500-square-foot fitness center, and an AV-enabled outdoor terrace.

A private motor court, valet parking, EV charging stations, and bike storage add to the amenities package.

Sidley’s Dallas co-office managing partners, Scott Parel and Angela Zambrano, said the move to 23Springs reflects the firm’s continued growth. In the announcement, Zambrano said the top-floor location offers “a larger, state-of-the-art space that offers the hospitality-forward amenities that our clients, lawyers, and professionals will appreciate and enjoy for years to come.”

Technology meets art

The lobby is anchored by the largest indoor interactive video wall in Dallas—a 26-foot-tall, 47-foot-wide installation that wraps a corner and reacts to movement.

Created by Brooklyn-based Volvox Labs and manufactured by Planar, the wall’s content cycles through four themed “worlds”—Underwater Abstractions, Sacred Garden, Surrealist Fauna, and Icons—moving through stages called Sprout, Growth, and Pollinate.

The display can also be used for live TV, films, or custom welcome screens.

Sustainability and location

23Springs is Fitwel certified and designed for LEED Silver, with 14-foot floor-to-ceiling windows, indoor air filtration, rainwater harvesting, and low-flow fixtures that cut indoor water use by 50% and energy consumption by 14%.

With a Walk Score of 93, the tower is close to the Crescent, Stanley Korshak, Uptown dining and retail, and the Katy Trail. Leasing is handled by Granite’s in-house team—Robert Jimenez, Burson Holman, and Elizabeth Fortado.
