Golden sunsets in Dallas look a little more sunnier—and a lot more golden—when they’re reflected in the mirrored aurelian twin towers at U.S. 75 and Northwest Highway. And now that a $50 million renovation has been completed, there’s a lot of new eye candy inside the towers, too.
The Gild—formerly known as Campbell Centre—consists of two 20-story towers and two two-story concourse buildings known as The Lofts at the Gild, totaling out at nearly 900,000 square feet. (An independently owned DoubleTree Hotel rises between the two connecting concourses.)
Designed in the 1970s by architectural firm Neuhaus & Taylor, the towers got a major upgrade plan unveiling in 2021 when Dallas- and California-based Fenway Capital Advisors and its partner Waterfall Asset Management announced the years-long—and now newly completed—renovation. The goal: “elevating the tenant and visitor experience with state-of-the-art amenities and contemporary design.”
Gold-standard upgrade to Class A+
San Francisco-based design and architecture firm Gensler, which has an office in Dallas, spearheaded The Gild’s transformation, starting with the moment visitors enter the buildings. Enhanced entrances to both the north and south towers now open to upgraded lobbies with hospitality lounges, coffee bars, and grab & go options, along with the newly opened White Rhino coffee shop and Hightower Café.
New amenities include a “state-of-the-art” conference center, a fitness center, and an on-demand car transportation service. An in-house concierge in each tower provides individualized services to tenants and their employees.
The Lofts got redesigned interiors in both concourses, including “social corridors” and tenant lounges with active and quiet zones. Those areas include a media room, shuffleboard, ping-pong, workspace, conference rooms, and even arcade games.
As part of the renovation, over 100,000 square feet of modern spec suites have been completed, ranging from 2,000 to 16,000 square feet in size.
“The transformation of The Gild reflects our vision of creating a campus feel that is greatly desired by today’s modern tenants and their office needs,” Patrick Tribolet, managing partner of Fenway Capital Advisors, said in a statement. “We wanted to create an environment that allows our tenants to be able to recruit and retain the best talent in the market and help to reestablish the NCX as one of the top submarkets in Dallas.”
Leasing by Stream Realty Partners
Acquired by Fenway in May 2021, The Gild is managed by Dallas-based Stream Realty Partners, a national commercial real estate firm. Leasing efforts are spearheaded by Stream’s Managing Director Matt Wieser, VP Marissa Parkin, and Senior Associate Patrick Cruz.
