$1.3B Mixed-Use Project Gets Green Light in McKinney

Long Branch will bring "much-needed" housing, retail, office space, specialty grocery, and hospitality to the northwest corner of U.S. 75 and the future 380 bypass, said Dallas- and Phoenix-based developer Creation.

A new $1.3 billion mixed-use development is on its way to fast-growing McKinney.

The development, called Long Branch, is led by Dallas- and Phoenix-based developer Creation in partnership with Horizon Capital Holdings and Vaulter and was recently approved by the McKinney City Council.

Creation said the project will bring much-needed housing, retail, office space, specialty grocery, and hospitality to the northwest corner of U.S. 75 and the future 380 bypass, creating “a walkable destination” just north of downtown McKinney at the confluence of two major North Texas highways.

“With such amazing growth occurring on the north side of McKinney, we wanted to provide a place where people can gather, grab a drink, and go to dinner while also providing a best-in-class opportunity for companies and future residents to call home,” Creation Principal Alex Bez said in a statement. “Long Branch does just that.”

“This is a connected, dynamic district that brings together everyday convenience with a sense of destination,” Bez added, “something that feels right at home in McKinney. The modern office campus design at the hard corner of what will soon be one of North Texas’ most prominent highway interchanges also marks a major investment in the city’s future, helping attract new business and top talent to the area.”

Long Branch will feature hotel, office campus, multifamily & retail

The 155-acre development, with 80 acres slated for active development, will unfold over the next decade and represents a landmark project for one of Texas’ fastest-growing cities, Creation said.

Long Branch will be developed in four tracts, each contributing to a balanced mix of residential, commercial and hospitality uses, the company said. The master plan includes roughly 1,600 multifamily homes, 135,000 square feet of retail anchored by a 65,000-square-foot grocer, a 318,600-square-foot office campus with two six-story buildings, a 100-room hotel, and a five-story, 910-space structured parking garage, Creation said.

The company said that Long Branch’s layout has been carefully considered to foster walkability and community. It will feature 6,000 linear feet of pedestrian trails, mature landscaping and outdoor gathering areas that encourage people to slow down, stroll and stay awhile, Creation said.

Along with open-air dining, tree-lined streets and six acres of thoughtfully preserved green space, Creation said the development will feel like a self-sustaining community built for everyday life.

High-growth, high-opportunity location

Creation said it has drawn inspiration from urban destinations across the country, but the team has made sure this project will fit right in with North Texas’ history of mixed-use development.

The developer said the city has been a great during the planning process, offering clear, thoughtful feedback that helped shape the project into something that reflects local values and future aspirations.

With a new highway connection being built to the south, access to Long Branch will be “seamless” and will enhance its appeal for residents and businesses looking to plant roots in a high-growth, high-opportunity location, Creation said.

Design is now underway for the first phase of construction, spearheaded by award-winning GFF Design of Dallas. Construction will be led by Dallas-based LGE Design Build. Infrastructure work on the site is expected to kick off later this year, with the first phases of vertical development expected to follow shortly thereafter.

Creation, with headquarters in both Dallas and Phoenix, is led by founders David Sellers and Bob Agahi and has expanded its footprint with $3.5 billion in active development projects across eight states. Creation Ventures, the company’s innovation and investment arm, plays a pivotal role in incubating startups and nurturing bold ideas, the company said, Since 2015, it has co-founded multiple companies and supported over 100 emerging businesses across the U.S.
