Centurion American Triples Down on Pilot Point with Third Development, Total of 7,300+ Planned Homes

Bryson Ranch joins two other Centurion American developments in this Texas Main Street City in northeast Denton County, including Creekview and Mobberly Farms. Centurion American said it will offer a range of contemporary and classic home options in its newest announced development.

Farmers Branch-based Centurion American Development Group announced a new 1,050-acre residential development called Bryson Ranch in Pilot Point, a community it said is in high demand because of its proximity to Lake Ray Roberts and convenient commute to cities in Dallas, Denton, and Collin counties.

“The city of Pilot Point has been an exemplary partner over the years,” Mehrdad Moayedi, CEO of Centurion American Development Group, said in a statement. “We’re excited to play a role in the growth and development that is creating communities through this highly sought-after area of Denton County.”

Bryson Ranch joins other Centurion American developments in Pilot Point, including Creekview and Mobberly Farms—representing a planned total of over 7,300 new homes in the city.

Centurion American said it will offer a range of contemporary and classic home options to a new generation of homeowners with Bryson Ranch.

Details on the development, including 5 contracted developers

Bryson Ranch sits north of Mobberly Road between Lights Ranch Road and Hames. It will include roughly 3,000 lots ranging from 40-to 60-foot lots, with plans to include an additional 120 25-foot x 95-foot townhome lots as well. Construction on Bryson Ranch is expected to begin in late 2024 with initial lot delivery slated for approximately early 2026.

Centurion American said that builders already have been contracted for the development and include DR Horton, Beazer, First Texas, Ashton Woods and M/I Homes.

The developer said Bryson Ranch will offer a wide range of amenities, including four amenity centers covering roughly 20 acres. Two of the centers will include resort-style pools and fitness centers.

Other amenities might include playgrounds, sports courts, park space and trails. Additional pocket parks will provide additional green space, the company said.

Centurion American intends to dedicate a 2-acre site for a future EMS facility in the development as well. Bryson Ranch also feature roughly 60 acres of commercial space and 60 acres of multifamily space, which will be developed by other partners.

Pilot Point is a Texas Main Street City

So what’s waiting for those potential 7,300-plus new homeowners? According to Pilot Point’s Municipal Development District, the town is “great for outdoor enthusiasts, with its close proximity to Lake Ray Roberts, many equestrian trails, and access to numerous mountain biking trails (including the Greenbelt multi-use trail system). Pilot Point is a Texas Main Street City, offering historic buildings with shopping and dining opportunities on the Square, while also offering numerous events and festivals every year.”

Known for its cabinet, countertop, and millwork industry, Pilot Point and the surrounding area are also home to more than 350 working horse ranches, featuring everything from Thoroughbreds and world champion quarter horses to Appaloosas and Arabians, the Municipal Development District says.

Over 100K homes built across North Texas

Since 1990, Centurion American has developed well over 100,000 single-family lots in dozens of communities across North Texas.

In 2022, Centurion American acquired the 241-acre Southfork Ranch in Parker, noted as the setting for the famous television series “Dallas.” Centurion bought the property with plans to give the site’s famous ranch house some neighbors. The company said its development plans for the site include “larger residential lots,” while preserving the landmark mansion where J.R., Sue Ellen, and Bobby once roamed.

In 2023, the company announced the 1876 Country Club in Celina, named after the year the Collin County city was founded.

Centurion American said the luxury country club will be located in Celina’s Legacy Hills development. Centurion noted that while North Texas has seen the opening of many new golf courses in the past several years—most notably two championship courses at PGA Frisco—it’s been some time since a new country club opened in the region.
