Centurion American Plans New Development in Grayson County With Over 4,000 Homes, Up to 3,000 Multifamily Units

One of the largest master-planned communities in Grayson County has been announced by Farmers Branch-based Centurion American Development Group and its CEO, Mehrdad Moayedi.

Excavation at Platinum Ranch in the city of Gunter—about 23 miles north of Frisco—will begin in Q4 on nearly 2,000 acres with prominent frontage along the Grayson County Toll Road and easy access to Preston Road, which is less than one mile east of the development, Centurion said.

Platinum Ranch is set to become “the premier residential development in Grayson County” and to complement Taylor Ranch, a 500-acre site in Gunter purchased by Centurion American in 2022, the company said.

“While we spent two years planning the acquisition and development of Platinum Ranch, our commitment to Gunter and Grayson County goes back much further,” Moayedi said in a statement. “We’re proud to be a part of the growth story in Gunter and to bring exceptional communities to this beautiful city.”

Centurion said the transaction was brokered by Rex Glendenning of Rex Real Estate. Lenders responsible for the closing of Platinum Ranch include Ubank, Liberty Bankers, and Chambers Bank. Trez Capital was the lender for Taylor Ranch.

“Gunter is next in line for major developments along the Golden Corridor following both Preston Road and the Dallas North Tollway,” Glendenning said.

Development details

Centurion American said the roughly 1,998-acre development will include a wide array of residential, commercial, and multifamily aspects.

The planned 4,200 single-family residential homes will be served by onsite campuses in the Gunter ISD. An additional 29 acres will be dedicated to residential villas zoned for up to 290 units.

Another 277 acres of mixed-use development, including commercial and a maximum of 3,000 multifamily units, along the Grayson County Toll Road and Marilee Road will provide lifestyle enhancements for the families in this community, Centurion said. The Platinum Ranch development will feature 223 acres of green space including a community park and several planned amenity centers, the company said.

Centurion said the property also includes several lakes, which will be enhanced with additional parks, trails, and other open-space amenities.

‘Major milestone’ for Gunter

Centurion American Development Group has a long history working in Gunter.

In 2012, it acquired and expanded The Bridges at Preston Crossings, which includes an award-winning, Fred Couples-designed golf course.

“I feel that this is a major milestone for the city of Gunter as this development will help set the template for continued quality growth along the Dallas North Tollway,” Rex Real Estate agent Caleb Lavey, who worked on the transaction, said in a statement.
