Now Topped Out, New Renderings Show The Luminary’s Potential as Innovation ‘Hotbed’

Billed as a structure "designed by creatives for creatives," The Luminary will be the tallest building in the West End at seven stories.

The Luminary in the West End Historic District of downtown Dallas was topped out Tuesday, and Crescent Real Estate LLC took the milestone as an opportunity to release new artistic renderings of the building’s lobby and the rooftop terrace that will offer panoramic view of Dallas.

It’s a building that is billed as on its website as “designed by creatives for creatives.”

In 2017, Crescent and partner Long Wharf Capital LLC, bought the headquarters of Dallas-based architectural firm Corgan and unveiled plans for an innovative, “best-in-class” expansion of the property that will result in the tallest building in the West End at seven stories.

The luminary is designed by Corgan and it embraces the historic feel of the West End, but with a modern, creative, and amenity-rich office space that blends well into the walkable neighborhood feel of the area that includes retail, entertainment, and housing.

“The vision of The Luminary is now coming to life, and, with the structure’s frame in place and interiors underway, it’s easy to see how this building can become a hotbed for innovators and big thinkers,” said Crescent Managing Director John Zogg who oversees the leasing of the building. “There’s a lot to like—from the creative lobby lounge, to the loft-like spaces that will provide customers with a variety of contemporary, open-office build-outs with beautiful expansive views of North Texas.”

Each of the The Luminary’s floors cover 27,237 square feet of space, resulting in an office building total of 104,979 square feet. Crescent said that Corgan leased back the existing 57,731-square-foot, three-story building at 401 North Houston St. and has leased an additional 23,268 square feet in the new office building that is adjacent to Corgan’s office. 

Corgan President Lindsay Wilson said the new building and the renovation will invigorate the area.

JLL is leading the marketing and leasing efforts for The Luminary.
