The city of Richardson is partnering with infrastructure consulting firm Halff to expand its headquarters in the city—the company’s largest office firmwide—and to grow its workforce in an effort to enhance full-service engineering and related services in the suburb north of Dallas.
As part of this agreement, the city will assist with tenant improvements, contributing to Halff’s major investment in a new office to be located in the Galatyn Commons office park at 2380 Performance Drive.
“There’s a lot of competition in the DFW community to attract outstanding corporate citizens like Halff, and we’re proud it continues to choose Richardson as its location for this significant investment,” Richardson City Manager Don Magner said in a statement. “We’ve put substantial effort into our economic development strategy to foster synergies in our local market, creating an ecosystem that promotes STEM and other high-skilled positions. It’s gratifying to see these investments paying off as we continue to retain and attract this business to our community.”
Halff’s new location
Galatyn Commons is in the heart of Richardson’s corporate community, focused on professional services and technology and boasting amenities such as the Charles W. Eisemann Center for Performing Arts and Corporate Presentations.
The city said Galatyn Commons is attractive to large employers looking for office space because of its proximity to hotels, the DART Light Rail Station, U.S. 75, and the President George Bush Turnpike.
“This economic development partnership strengthens Halff’s enduring legacy with the city of Richardson,” Halff President and CEO Jessica Baker Daily said in a statement. “For the past 17 years, we have proudly called Richardson home and look forward to many more. As infrastructure needs continue to grow across North Texas, we remain committed to leading these efforts with a large team officed in Richardson. Guided by the same people-focused approach established by Dr. Albert Halff nearly 75 years ago, we are dedicated to turning ideas into reality and improving the lives of the communities we serve.”
The city said that Halff’s new location will occupy 80,000 square feet of vacant office space at Galatyn Commons.
With the help of a tenant improvement agreement from the city, Halff has committed to invest $10.8 million in the first year to support tenant improvements and costs related to furniture, fixtures and equipment. Halff will remain in its current location at 1201 N. Bowser Road until the end of 2025 while improvements are made to the Galatyn Commons location, the city said.
Bolstering the corporate corridor
The city said that reinvesting in corporate campuses is a key component of its commercial office space strategy designed to attract reinvestment in the sector that is still recovering from COVID-19 related impacts.
The city’s three-pronged approach includes collaborating with property owners to upgrade amenities, offering tenant improvement grants to make office deals more financially feasible, and prioritizing the redevelopment of Richardson’s high-tech manufacturing spaces.
Those initiatives are designed to attract and retain businesses and to enhance and carefully redevelop office campuses with new long-term corporate tenants, the city said.
The city’s Economic Development Department said it encourages businesses considering expansion or relocation to submit applications for various incentives, which include building modernization grants, building and tenant improvement grants, permit fee waivers, and job creation grants, among other economic development tools designed to attract investment and promote community revitalization.
The city said that incentives are available to entities that commit to significant capital investments, noteworthy job retention or creation or long-term lease agreements.
