Campbell Centre’s famed golden office towers at I-75 and Northwest Highway in Dallas are about to be transformed with a multimillion-dollar redevelopment. When complete, the iconic office complex will officially debut as The Gild.
Dallas- and California-based Fenway Capital Advisors (Fenway) and its partner Waterfall Asset Management today unveiled their plans for the redevelopment of the ’70s-era Campbell Centre in Dallas. Fenway, which bought the landmark towers in May 2021, says renovations of the two-tower office complex will begin immediately.
The 20-story towers will get hospitality-style upgrades including an updated lobby, cafe and coffee bar, multiple tenant work lounges, and a conference center.
Gold standard: Class A to Class A+
The new owners will modernize the 878,564-square-foot property. The office towers, which were originally completed in 1972 and 1977, will get modern updates for a Class A+ work/life environment.
Patrick Tribolet, Fenway’s Dallas-based managing partner, aims to raise the quality standard to compete with the best assets in Dallas’ Central Expressway submarket.
Tribolet wants to attract tenants from North Texas and beyond.
The Gild has a “highly desired transit-oriented location” with access to two DART light rail stations and Dallas Love Field Airport, the company notes. It’s also “surrounded by the city’s most prosperous neighborhoods as well as a large and diverse labor pool,” along with plenty of shopping and dining options.
“We could not be more excited about the opportunity to extensively renovate, refresh, and re-brand these iconic towers, which are in one of the best locations in all of Dallas,” Tribolet said in a statement.
Park-like arrival experience
Fenway’s plans include a” dramatic park-like arrival experience.” Office courtyards will support a healthy work environment and a “greening” of the parking deck and a connector park will set the stage for an outdoor experience.
Interior improvements will encourage a more people-centric work culture, with social spaces in public corridors designed to foster human connection.
Gensler, the architect on the project, says the spaces will be designed to “support a variety of work and social modes to create a more dynamic development for tenants.”
Steven Upchurch, managing director/principal of Gensler, says the firm is proud to work with Fenway on the iconic property.
Renovations, per the firm, include:
- The addition of several central tenant work lounges with a variety of active and quiet zones
- Updated tower lobbies featuring a hospitality lounge, coffee bar and “grab & go”—all with a coffee shop vibe
- A new boutique café with a variety of food offerings
- New coffee bars/dining areas with exterior courtyard views
- Updated restrooms and tenant corridors
- A state-of-the-art conference/meeting center
- A community “connector” park that brings the buildings together and provides easy access to a shaded walkway and outdoor seating areas
- Numerous modern spec suites ranging in size from approximately 2,000 square feet to a full floor of approximately 16,000 square feet
Fenway has retained real estate firm Stream Realty Partners to manage and provide exclusive leasing representation. The firm’s EVP of Leasing Matt Wieser, VP Kristin Millington, and Senior Associate Marissa Parkin are expected to lead the efforts.
Stream Realty’s Weiser said the redevelopment of the towers and its excellent location make The Gild an “exceptional choice for tenants wanting the best-in-class office space in Dallas”—one that will foster community and talent retention.
Dallas is a target market for Fenway
“With a very positive outlook towards the business environment and quality lifestyle offered in Dallas,” Fenway says it’s seeking opportunistic deals across all product types in this target market.
Campbell Centre is the firm’s second purchase in the Dallas market in the last 24 months. Fenway also bought the headquarters for Blockbuster Video Corporation that now houses United Parcel Service and others—an 860,0000-square-foot industrial/office property at 3000 N. Redbud Blvd. in McKinney, TX. Fenway is now converting 100,000 square feet of the property to self-storage use.
