2-Tower Hi Line Square Coming to the Dallas Design District

Featuring a 17-story office tower and a 30-story residential tower with "Dallas' highest swimming pool," Hi Line Square aims to be "a dynamic urban gateway" with inspired office spaces, luxury residential living, and curated retail, showroom, and dining experiences.

A new mixed-used development has been announced for the Dallas Design District that developers say will be “transformative” for the area near downtown Dallas and south of the city’s Oak Lawn neighborhood.

McCourt Partners and HN Capital Partners announced Hi Line Square for the Design District’s emerging Hi Line sub-neighborhood.

Located at 1650 Oak Lawn Avenue, the companies said the project will create what they call “a dynamic urban gateway that seamlessly integrates inspired office spaces, luxury residential living, curated retail, a showroom, and dining experiences, all brought to life with outstanding craftsmanship and design excellence.”

Construction is slated to begin in 2027, with completion targeted for 2030.

Our vision is to create a high-end destination that embodies local character while offering a globally inspired, bespoke atmosphere.”

Project features and highlights

Sited at the corner of Oak Lawn Avenue and Interstate-35E, Hi Line Square will feature a 17-story office tower offering 186,000 square feet of workspace complete with hospitality-inspired amenities including a lounge and conference center connected to a 6,000-square-foot outdoor terrace with gathering and dining areas.

It will also feature a 30-story residential tower with 300 units including penthouses, townhomes, and “Dallas’ highest swimming pool,” offering unique views of the city skyline. The ground and second floors will house 45,000 square feet of high-end retail and showroom space, complemented by diverse dining options, enhancing the vibrant energy of the Design District.

Designed by Perkins & Will, the development will combine the industrial charm of the Design District with modern design, the developers said.

The stepped towers will feature terraces and a pedestrian-friendly plaza centered around a mature heirloom tree, creating an activated public realm that encourages community engagement, the developers added. Retail spaces open onto the plaza, inviting foot traffic and fostering “a lively atmosphere.”

Materials such as brick and concrete pay homage to the area’s rich history, developers said, while glass and metal accents add a sleek, modern touch. The property will feature lush landscaping, direct access to the Trinity Strand Trail and The Loop Connector, and a strong focus on walkability.

‘A project that’s been stewing in our heads for years’

“We are passionate about the city of Dallas and the Design District. We initially formed the company to work on this neighborhood and this is a project that’s been stewing in our heads for years,” said Vipin Nambiar, founder and managing partner of HN Capital Partners.

Nambiar said that “adding density in a thoughtful, inclusive manner that incorporates the history, aesthetics, and legacy of the neighborhood” has been a long-held goal for his firm. 

“We believe we are now announcing a transformative mixed-use development that achieves those objectives,” he said. “A pedestrian-friendly environment that provides a unique destination for residents, workers, and visitors alike creates a canvas for the best in the world to come here.”

The project’s location provides connectivity to Victory Park, Uptown, and the greater Dallas-Fort Worth area.
