VanTrust Anchors Its First McKinney Industrial Project With a ‘Do Right by the Dirt’ Mindset

The two-phase project, 121 Commerce Park, will add more than half a million square feet of industrial space near McKinney National Airport. The recently rezoned 42-acre site was held for the highest and best use, VanTrust said.

VanTrust Real Estate has announced Phase 1 of 121 Commerce Park, its first industrial development in McKinney, Texas.

The two-phase, Class A project near McKinney National Airport will bring two speculative buildings totaling more than 511,000 square feet, designed for flexible configurations for single or multiple tenants. Construction is expected to begin in mid-2026 and wrap by mid-2027.

A Phase 2 build-to-suit of about 250,000 square feet is planned to begin shortly after Phase 1 delivery.

The 42-acre site—at the northwest corner of Tina Drive and SH-121—was recently rezoned to light industrial and held “for the highest and best development use,” the company said. VanTrust cites growing demand from small- and mid-sized service and light distribution users seeking suburban space closer to population centers.

“We’ve been incredibly intentional with this site, holding it until the right time and the right opportunity came together,” said Bill Baumgardner, executive vice president at VanTrust in Dallas, in a statement. “We believe 121 Commerce Park will meet a real market need while adding long-term value to the community.”

Max Mueller, senior director of development, who joined the Dallas office in June, said tenants will benefit from strong labor access, connectivity, and nearby recreational opportunities.

Industrial demand in suburban North Texas has surged as smaller logistics and service companies work to shorten supply chains and remain close to population centers, according to the firm. McKinney’s location—bordered by U.S. 75, Highway 380, and SH-121—has become a strong draw. McKinney National Airport (TKI) is also slated to open a new commercial passenger terminal by late 2026, further enhancing accessibility.

As part of the project, VanTrust said it will extend Collin McKinney Parkway to improve access for tenants and nearby residents.

“A core part of VanTrust’s culture is our ‘do right by the dirt’ mentality,” Mueller said in the announcement. “We’re committed to being thoughtful stewards of the land and good neighbors in every community we develop.”

He called 121 Commerce Park a premier site that VanTrust is “proud to deliver with purpose.”

JLL’s Kurt Griffin, Nathan Orbin, Dalton Knipe, and Weston King will market the project. Evans General Contractors, GSR Andrade Architects, and Kimley-Horn are supporting development.

Founded in 2010, Kansas City-based VanTrust Real Estate has developed more than 73 million square feet of office, industrial, multifamily, mixed-use, and science and technology space nationwide.
