The Last Word: QIP Founder Chad Cook on the Dallas Design District

“I believe we’ve hit the tipping point.”

“There’s this compounding effect that we’ve never seen anywhere else,” Cook told the DBJ. “The Design District is its own little subdistrict. Every brick we paint and every roof deck we add creates a direct value lift for everything else. Everything we do feeds off everything else we’re doing.”

Dallas-based Alto’s new rideshare HQ is in one of many properties in the “Manufacturing District” developed by Quadrant Investment Properties. Originally an industrial area from the 1940s, the district is part of the larger Dallas Design District. With a laser focus on the neighborhood, QIP says it’s acquired more than 25 properties in the last 24 months.

In a Q&A with the DBJ, Cook also spoke of the future of the office, and how what he’s creating in the Design District relates to the evolution of how people work.

“There’s a serious reckoning coming for the world of office in a bifurcation between the haves and have-nots,” he told the publication. “The haves will be the differentiated office that’s providing something more than just a commodity. I don’t know what happens with the have-nots. Maybe they’ll be fine?”

“The users we’re targeting are focused on hiring, retention, and the kind of culture they can build within their companies,” he added.
