Stream Realty Partners’ The QUAD in Uptown Dallas has signed its third tenant: Revantage, a Blackstone Real Estate portfolio company that’s expanding its Dallas employee base.
Revantage provides corporate services to Blackstone’s real estate portfolio. It plans to occupy roughly 32,000 square feet on the third floor of the 12-story, Class AA office tower currently under development at 2699 Howell Street. The QUAD is expected to deliver in March 2024.
“Dallas offers a dynamic talent market for our expanding North American presence, and we’re thrilled to plant roots in the city’s vibrant Uptown neighborhood,” Matt DeMonte, Revantage’s global head and CEO, said in a statement. “We look forward to growing in Dallas and becoming an active member in the community.”
The QUAD space will accommodate the company’s current Dallas employee base and the hiring of local talent for planned growth.
Employee-centric office environment
“We’re grateful to have such a well-respected company in our industry recognize The QUAD’s cutting-edge smart technology and modern sustainable features as key elements that will attract top talent as they expand in Dallas,” said Ramsey March, Stream executive managing director and partner.
“Investing in an employee-centric office environment is more important than ever and something that Revantage clearly understands. The QUAD’s state-of-the-art features and easily walkable location will cultivate a greater sense of purpose for Revantage’s employees while setting a new standard in Dallas.”
Revantage said it will maintain its current headquarters and presence in Chicago’s Willis Tower and maintain other global office locations including in Europe and Asia.
Stream SVP Ryan Evanich and VP Marissa Parkin represented Stream in the transaction. Jon McNeil, Torrey Littlejohn, and Christy Rhea of JLL represented Revantage.
Stream is developing the 345,425-square-foot, state-of-the-art office building and surrounding 18,500-square-foot retail area.
Revantage said it anticipates moving employees in during the first half of 2024.
‘Smart building’ to feature top-floor outdoor terrace, an acre of outdoor space
The QUAD aims to set a new standard in Dallas with an integrated smart building end-user interface, Stream said.
Pathogen-reducing technologies such as hospital-grade air filtration and outside air circulation on office floors are 50% higher than industry standards, the company said.
The building will have a full-service fitness studio, top-floor outdoor terrace with expansive views, a club lounge and conference center, an acre of outdoor space, a bike valet, and dedicated underground parking.
The QUAD will be in close proximity to popular Uptown restaurants, hotels, entertainment venues, and multifamily complexes, Stream added.
The Dallas-based real estate services company said that Revantage is the third and largest tenant so far to sign at The QUAD. Stream previously announced that Two Hands, a community-focused eatery based in Australian café culture, will occupy one of the five free-standing retail spaces surrounding the office tower.
Chicago Title, the largest title insurer and provider of real estate-related products and services in the world, was the first office tenant to sign on at The QUAD and will occupy 20,000 square feet.
