RealPage Taps OpenAI Tech to Launch AI Workforce Platform for Multifamily Properties

The Richardson-based company announced a collaboration with OpenAI as it unveils the "multifamily sector’s first agentic AI platform" at NAA's Apartmentalize 2025 in Las Vegas.

RealPage is rolling out what it calls the multifamily sector’s first agentic AI platform. The system coordinates a network of intelligent agents that can handle tasks from leasing and operations to maintenance and resident services.

The Richardson-based company, a global provider of software and data analytics for the real estate industry, debuted its Lumina AI Workforce today at the Apartmentalize 2025 conference in Las Vegas, hosted by the National Apartment Association.

The platform introduces a coordinated system of AI agents embedded into RealPage’s existing property management software, providing automation across leasing, operations, facilities, finance, and resident services. The agents are designed to operate autonomously while partnering with human staff.

The launch is a strategic collaboration with OpenAI, giving RealPage early access to the company’s advances in large language models and multi-agent coordination. Dana Jones, RealPage CEO and president, calls it a “defining moment” for the future of the multifamily industry.

“We’ve laid the groundwork for AI in multifamily, and now we’re entering a new era, one where intelligent agents work in harmony to transform how properties operate, how teams perform and how residents experience superior living,” she said in a statement.

RealPage said its AI system goes beyond chatbots by embedding intelligent agents into the Lumina operating ecosystem. These agents can surface resident insights, anticipate maintenance needs, and determine optimal timing and channels for tenant engagement. The company said its platform is governed by an AI framework designed to ensure transparency and accountability throughout deployment.

James Dyett, head of enterprise and strategic sales at OpenAI says the company is pleased to support efforts to bring agents to the real estate sector in collaboration with RealPage.

RealPage, which joined private equity firm Thoma Bravo’s portfolio in 2021, serves more than 24 million rental units globally. The company has spent decades developing AI capabilities tailored to property operations.

The Lumina platform aims to handle routine tasks so that onsite teams can focus on higher-value work, such as strategic decision-making and resident relationships. RealPage positions this as a hybrid workforce model, where AI and human collaboration improves efficiency and performance across portfolios.

According to a recent National Apartment Association’s 2024 Industry Pulse report released in December, most multifamily companies began implementing AI within the past five years, with a significant acceleration in the last two. Adoption, however, remains uneven with 47% of large operators (those managing 5,000 or more units) reported using AI, compared to 28% of small operators (under 50 units).

Per the report, early adopters cited operational benefits including up to 10 hours saved per employee per week, a 4–7 day reduction in lead-to-move-in time, 10–20% higher conversion rates, and a 15% increase in resident retention.

As one industry leader said in the report, “Office staff can focus on what matters and work on the ‘culture’ of the property.”
