If you’ve felt hotter around Dallas lately, it’s not just the 100-degree days. You might be sensing the heat from Celina, the hottest new housing market in North Texas.
The once-sleepy little town just north of Frisco, is booming like crazy—and will soon get a lot bigger.
11,000+ homes on 3,200 acres
Farmers Branch-based Centurion American Development Group has announced a 3,200-acre development called Legacy Hills near Legacy Drive and Celina Parkway. Breaking ground later this year, it will feature 7,000 homes, 4,100 apartments, a 27-acre sports park, 100 acres of commercial and retail, and two 12-acre parcels set aside for future Celina ISD schools.
But wait, there’s more: a championship golf course, fire and police stations, walking trails, and several amenity centers.
Rex Glendenning, CEO of Austin’s Rex Real Estate, brokered the land deal, according to CultureMap.
“We’re planning for Legacy Hills to become the most sought-after address in Collin County,” said Mehrdad Moayedi, Centurion American’s CEO, in a statement. “With an array of onsite amenities, a prime location and ample open space; this development will be a true lifestyle experience for future residents.
Frisco’s frisky neighbor
Legacy Hills is just one of many ways Celina is shaking things up—and even surpassing Frisco.
Celina’s population is currently estimated by the city at over 30,000, triple its size in 2010. But it’s smack in the middle of Dallas’ gravitational northward push, sited between Dallas North Tollway and Preston Road. The city projects its buildout population to be 378,000.
One signpost that it’s on the way: building permits. Even though it’s dwarfed by Frisco (pop. 210,000), Celina issued 1,672 residential building permits through June 30 of this year, compared to only 1,412 in Frisco, reports the Dallas Business Journal. That makes little Celina the hottest home builders’ market in North Texas.
Other developments planned all over town
Legacy Hills is just one of the developments aiming to grow Celina fast. According to the DBJ, Centurion American is also developing the Chalk Hill community on Preston Road, with Arlington-based D.R. Horton and Atlanta-based Leazer Homes building 440 homes there; Rockhill Capital and Horizon Capital snapped up 700 acres north of FM 455 for a planned 2,000-home development called Villages of Uptown.
From a little town to having its own Uptown in one fast decade, Celina is making moves. Stay tuned.
