Fields West—the 55-acre mixed-use district rising inside Frisco’s massive 2,500-acre Fields development—is already 70% pre-leased after adding 10 new national and boutique retailers, developers said.
The latest signings include Crate & Barrel, Culinary Dropout, Design Within Reach, Face Foundrie, Gorjana, Landry Kate, North Italia, Maman, TravisMathew, and U Med Spa—joining the first phase as vertical construction gets underway.
“We are delighted to announce the addition of these spectacular brands to our list of top-tier retailers and restaurants here at Fields West,” said Fehmi Karahan, president and CEO of The Karahan Companies, in a statement. “As the list continues to grow and we see Fields West going vertical, the anticipation for this best-in-class urban village is growing rapidly.”
Karahan is the visionary behind another upscale mixed-use development, Legacy West in Plano.

Part of sprawling Fields development
Billed by developers The Karahan Cos. and Hunt Realty as “a luxury urban village,” Fields West will offer 360,000 square feet of shopping, dining, and entertainment, along with 350,000 square feet of Class A office space, all integrated into a walkable mixed-use center.
Columbus Realty Partners is developing 1,150 high-end, urban living residences above the restaurant and retail space.
Earlier this year, Fields West closed on a $425 million construction loan and began construction, with phased openings planned to start in late 2027 and continue into 2028.
Located just west of the Dallas North Tollway and south of Highway 380, Fields West is part of Fields, the 2,500+-acre master-planned community that includes the PGA Headquarters and Omni PGA Frisco Resort & Spa, along with the Universal Studios Kids Resort opening next year.
The broader development is slated to include 8,500 multi-family residences and 5,000 single-family homes, with the market topping out in The Preserve, a gated neighborhood where luxury custom homes start at $3.5 million.
Retail and restaurants
Fields West is being laid out with wide sidewalks, green spaces, and street-level gathering spots, with developers emphasizing walkability, easy parking, and clear wayfinding. Leasing is led by Dallas-based SHOP Companies.
The 10 newly signed brands join a lineup of previously announced retailers that includes national names, boutique shops, and first-to-market concepts in fashion, beauty, and home décor. Bloomie’s—Bloomingdale’s smaller, evolving store format—will open its first Texas location at Fields West. Other featured retailers include Alo Yoga, Arhaus, Kendra Scott, Pottery Barn, Sephora, and Williams Sonoma.
On the dining side, Fields West plans a lineup that ranges from local favorites to national icons. Included are Green Point Seafood and Oyster Bar, Claremont, Mexican Sugar, Sixty Vines, and Tommy Bahama Marlin Bar. Mastro’s Steakhouse, known for fine dining, will open its first DFW location at the project.
“Fields West continues to have remarkable retailer interest as exhibited by our level of commitment at just the onset of construction,” said Rand Horowitz, founding partner of SHOP Companies.
He said the team has “exciting brands” still to announce and anticipates Fields West will “set a new standard for mixed-use destinations nationally.”
