Work is underway in Northlake on the Ironhead Commerce Center, an industrial development in the rapidly growing Alliance submarket, following a groundbreaking ceremony for the facility.
Located at the intersection of Harmonson Road and McPherson Drive in Northlake, Ironhead will offer access to major transportation channels and a growing labor force, making it a prime destination for industrial tenants, Stream Realty Partners said.
“We’re excited to plant a flag in the Alliance submarket with our largest DFW project to date,” Levi Hermes, development director and market leader for Alliance Industrial’s Dallas office, said in a statement. “We’re grateful for the support from the town of Northlake, and we look forward to delivering a best-in-class business park that will attract best-in-class tenants.”
Ironhead, developed by Houston-based Alliance Industrial Co. in partnership with Barings, will encompass four “state-of-the-art” industrial buildings totaling 906,271 square feet. The site spans 57.3 acres and is designed to accommodate tenants ranging from 40,000 to 320,000 square feet, providing flexibility to meet diverse tenant needs, the developer said.
Site advantages and leasing
Alliance Industrial said the project has proximity to Interstate 35 and State Highway 114, facilitating connectivity to the Dallas-Fort Worth region and national distribution channels.
The company said that tenants will benefit from nearby access to Alliance Airport, BNSF Intermodal, and major logistics hubs such as Amazon, FedEx, and UPS. Ironhead is surrounded by an amenity-rich environment, including Tanger Outlets, Buc-ee’s, Texas Motor Speedway, and popular dining and retail options.
Stream Realty Partners will represent Alliance Industrial. SVPs Forrest Cook and Jeff Rein, along with Associate Connor Land, will lead the leasing efforts.

The buildings will offer clear heights of 32 feet and 36 feet, ample auto and trailer parking, four points of ingress/egress, and the ability to secure individual buildings and truck courts. The location in Northlake, known for its low tax mileage rates, adds further appeal to potential tenants.
