Three tenants at Pegasus Park, the 26-acre life sciences and innovation campus in Dallas, are expanding their footprints by leasing space in the tower’s top floor. The “high-altitude confluence point” on the tower’s 16th story is “specifically designed for collaboration among biotech, life science, venture capital, and philanthropic leaders,” Pegasus Park said.
The expansions by the companies—CG Oncology, Highlander Health, and LH Capital—are “strengthening the operational bridge that moves medical breakthroughs from the lab to the marketplace,” Pegasus Park added.
Pegasus Park Executive Director Dr. David Snow said CG Oncology “strengthens the campus’s life sciences leadership with its late-stage immunotherapy development targeting bladder cancer”; Highlander Health “brings a first-of-its-kind platform that integrates clinical research, real-world patient data, and investment to accelerate the development of more effective, personalized treatments”; and LH Capital “brings a strategic investment approach focused on advancing healthcare innovation and improving patient outcomes.”
“These organizations further position Pegasus Park as a premier innovation hub where breakthrough science, data, and care delivery converge to drive meaningful patient impact,” Snow added in a statement.

‘A uniquely collaborative environment’
CG Oncology, a public biotechnology company, is expanding from its existing presence in Pegasus Park’s BioLabs by taking on an additional 3,000 square feet on the tower’s 16th floor.
Arthur Kuan, chairman and CEO of CG Oncology, said Pegasus Park “offers a uniquely collaborative environment that brings together the full spectrum of the life sciences ecosystem.”
“With leading researchers, investors, and innovators all in one location,” he added in a statement, “Pegasus Park is an ideal setting for us as we continue to develop our innovative immunotherapy for bladder cancer patients.”
Aiming for ‘faster and greater patient impact’
Highlander Health Partners—an investment firm advancing evidence generation and personalized health care “for a new era of medical innovation”—will be occupying around 5,000 square feet of office space. As part of its expansion, the firm’s public interest platform, Highlander Health Institute, will also be located on the tower’s 16th floor.
Pegasus Park noted that since 2024, LH Capital and Highlander Health have invested alongside one another to support clinical trial innovation projects. That work will continue as LH Capital joins Highlander Health in its new space on the campus, the life sciences hub added.
Highlander Health Co-Founder Brad Hirsch said his company aims to deepen its engagement within the “dynamic and collaborative ecosystem” of Pegasus Park.
“Working among a community that brings together innovators across research, investment, and care delivery aligns directly with our mission to unlock capacity to create faster and greater patient impact,” Hirsch added.
Pegasus Park is a 26-acre innovative campus offering state-of-the-art office and laboratory space to support life sciences organizations advancing science and public health. The campus is home to more than 20 biotech companies, several accelerator programs, seven universities, and dozens of leading nonprofit and social impact agencies, the life sciences hub noted.
