Dallas-based alternative investment firm NexPoint has revealed details and renderings of its planned 200-acre TxS District, short for "Technology x Science." Centered on the former headquarters campus of EDS in Plano's Legacy development, the life sciences hub could eventually offer over 4 million square feet of lab, office, and therapeutic production space.
"Not only would this project be a major economic catalyst for the region, but it would also establish North Texas as a leader in life sciences," says James Dondero, NexPoint founder and principal.

Report: ‘Rich Renter’ Households in DFW Up as Much as 198% in Five Years

RentCafe said that while the number of high-income renters in Dallas rose by 74% and sits at 6% of the city's total renters between 2015 and 2020—peaking at 17,257— he number of high-income renters rose even more dramatically in other North Texas cities. Garland saw a rise of 198%, McKinney 186%, Plano 103%, and Frisco 93%.

Dallas-based NexPoint Development is in early talks with the city of Plano to transform a 1.6 million-square-foot former EDS campus and adjacent land into a life sciences hub, according to the Dallas Morning News.
The alternative investment firm would aim to invest $3.6 billion in the redevelopment project—called Technology x Science, or the TxS District for short—and partner with the city through its economic development incentive programs, according to the report.

The company is opening an 85,000-square-foot office in Plano's Legacy West Urban Village to house the employees and assets of its local operations. Based in San Jose, California, Trellix has 4,500 employees worldwide.
